In July 2026, we were engaged by Mr Kelvin Xu to carry out electrical installation works at his office unit at Commerze @ Irving, 1 Irving Place, Singapore. The unit had been handed over as a bare shell without sufficient lighting or conveniently located power points, and the client needed the space prepared for daily operations. A key challenge was the 5.6-metre ceiling height, which required scaffolding for safe access during the hanging light installation. Building management also required pre-approved documentation and restricted work to designated hours to avoid disturbing other tenants.

The Challenge
Problem
The office unit at 1 Irving Place #01-14 was delivered without adequate lighting or power points, limiting the client's ability to set up workstations and office equipment. The 5.6-metre ceiling height made conventional installation methods impractical and posed access and safety concerns. Building regulations added further constraints: all works required pre-approved documentation and could only be carried out during selected hours to minimise disruption to neighbouring tenants. Without these electrical provisions, the space could not be used for productive office operations.

Solution
We conducted a site assessment to determine load requirements, cable routing, and optimal placement for the light fixture, power point, and switch. Scaffolding was deployed to provide safe working access at the 5.6-metre ceiling height. All required building management documentation was prepared and submitted in advance, and works were scheduled within approved hours.
The services delivered included:
- Installation of a hanging light fixture at 5.6-metre ceiling height using scaffolding
- Installation of a double power point at a strategic location for workstation access
- Installation of a light switch for convenient control of the new fixture
- Load and routing confirmation to ensure safe electrical supply
- Full testing and commissioning of all installed components

Key Results and Outcomes
All electrical works were completed within a single day, with the office space fully operational for the client's immediate use.
Key Results:
- Hanging light successfully installed at 5.6-metre height, providing adequate illumination for the workspace
- Double power point installed, eliminating the need for extension cables and improving workplace safety
- All works completed within building management's approved schedule with no disruption to other tenants
- Full compliance with building regulations and electrical safety standards maintained throughout

Conclusion
This project at Commerze @ Irving demonstrates our capability to deliver commercial electrical installations in environments with access constraints and building management requirements. Through proper planning, scaffolding deployment, and coordination with building management, we transformed a bare office unit into a functional workspace equipped with adequate lighting and power supply. As a licensed electrical contractor in Singapore, we remain committed to providing safe, compliant, and efficient electrical solutions for commercial tenants preparing their spaces for operations.
